About Oak Forest

Welcome to the Winter Springs community of Oak Forest at Tuscawilla. We are a mid-size community comprised of 932 homesteads. Oak Forest began development in 1979 and continued until completion in 1995. Oak Forest is comprised of 10 units with an average home size of 1,869 sq. feet and currently with an average value of $270,000.

The community of Oak Forest contains 2 separate Homeowners Associations which makes it unique from the surrounding developments. The Oak Forest Homeowners Association is a voluntary organization designed primary to support, inform, and entertain the residents of Oak Forest overall. This organization also is responsible for the publication of the Oak Forest monthly newsletter provided to each resident regardless of membership at no cost to the homeowner. The Oak Forest Unit Eight Homeowners Association was registered in 1989 during the final build-out of the Oak Forest development. This HOA became mandatory with annual assessments to primarily support the upkeep and maintenance of the deeded common areas that include a retention pond for water runoff. Both associations have separate Board of Directors and officers along with separate By-Laws.

The Oak Forest community provides a wonderful living environment to live, work, play and raise a family. Our location has three outstanding schools ranging from kindergarten up to twelfth-grade in close proximity. In addition, the 4-year public University of Central Florida and 2-year Seminole Community College are within easy driving distance.

Within easy walking distance, the City of Winter Springs is overseeing the development of the Town Center district. The town center which will be based upon traditional standards will encompass a mix of residential, and commercial elements to provide a focal point for the city. The City of Winter Springs is governed by a Mayor/Commission form of government. Our police and fire departments and emergency services are first-class and provide a high-level of public safety to all of the residents of Winter Springs.

Many activities are within easy reach of the residents of Oak Forest. From the Seminole County trails for walking or bicycling on SR 434 to the many park and recreational facilities within and surrounding the city. In addition with easy access to the Greeneway (SR 417) close by, residents are able to get to the city of Orlando and the many theme parks with a short driving time.

The Board of Directors of the Oak Forest Homeowners Association welcomes all current and new residents of Oak Forest to join their association and become actively involved with your community. We are proud to support our neighborhood and the many activities within our development and the surrounding communities.
